Does anyone have a specific mortgage company that they are particularly happy with? Particularly unhappy with? Why? What have they done or not done?

It does not matter who you use, they will sell your mortgage to another company anyway!!

That's exactly what I was thinking! Luckily, I haven't had any problems with any of the companies I've had, but I think GMAC was my favorite b/c they were quick to resolve an issue we had and when we refinanced they got us our escrow balance refunded fast!

Yes. that is usually what happens but I was thinking more about the whole initial process- decent rates, not a lot of junk fees, returning phone calls, just basically making the whole housebuying experience a non nightmareish one- as once everything is over, I don't really care who's name I put on the check every month!

I have heard so many things about mortgage brokers, good and bad, that I am at a loss. I sure wish I had one in my back pocked that I knew and trusted!

Well, if you lived in Minnesota, I would have a great one to recommend!!! We originally found him through a banker friend of ours. So far he refinanced once for us and got us mortgages for 2 "new"houses!

I have gone through the morgage broker associated with our Credit union. I have had a good experience with them. They have been easy to work with and easy to set up an automatic payment system. My loan is still with them after 3 years because they haven't sold there morgages and they were easy to work with when removing PMI.
